Home Series: Preparing Your Home for Photography

If you’re planning on selling your property with RT Edgar this Spring, it’s time to get it ‘photo ready’. To showcase your home in its best light and make sure it stands out from the crowd, we have gathered together some expert tips.

We suggest you look through our current online listings to see how properties like yours have been photographed. The images should show off all the property’s best features so that buyers get a good overall view of the home. You'll notice that the basic shots required are exterior front, exterior back, kitchen, dining, living, main bedroom, and bathroom.

The Hero Image

This is the image that will lead the order of images online, and be the main feature of our print advertising, boards, and brochures. It’s the photo that will make people stop scrolling and view the listing. Often, it’s the exterior view, which is usually taken at dusk to showcase your property in a dramatic, enhanced light. Taken at the ‘golden hour’ just before sunset, with all the interior lights on, dusk photography captures homes at their most impressive, evoking an emotional response in potential buyers.

Time for a Spring Clean

When preparing your home for photography, decluttering is the number one rule. Remove or relocate any unnecessary furniture so the spaces are balanced and clearly defined. A minimalist aesthetic allows potential buyers to visualise their own furniture in the space. Clean all glass, check that all windows and doors can be opened and closed, and make sure your lights are in working order.

The exterior needs to be in pristine condition for the photo shoot. Use a high-pressure cleaner to spruce up paths, driveways, and brickwork, and make sure lawns are mowed, gardens weeded, and any rubbish or clutter is cleared away.

On the Day

Remove all personal or identifying effects such as family photos and framed certificates.

Make sure all wall art is hanging straight and the furniture is balanced and neat.

Ensure no personal toiletries are visible in the bathrooms e.g., toothpaste, toothbrushes, soap, or face-washers.

Remove all small appliances from kitchen benches e.g., toasters, electric kettles, or air-fryers. Quality coffee machines are usually good to stay!

Remove dish racks, plugs and cloths from the sink area.

Make and style the beds – if not using a stylist, find bed styling tips online or in linen/homeware shops.

Unplug and hide all power cables, remote controls, and make sure visible power point switches are in the off position.

If you have a pool or spa, it should be sparkling clean with the water filled right to the top. Also, leave the filter system running and if you have pool lights or a fountain/water feature, switch it on.

Hide items such as bins, hoses etc, and remove cars from driveways or open carports.

For dusk photography of the exterior, turn on all the lights, including table and floor lamps, and open all the blinds.
